Greystar owned Avana on Pine is a mixed-use multifamily and retail property in the heart of Long Beach. URC West was brought in to lead a large-scale exterior and interior improvement program focused on long-term performance, asset protection, and visual transformation—while keeping the property operational throughout construction.


The project combined extensive waterproofing, a highly detailed multi-color exterior paint scope, and full interior unit renovations, requiring careful sequencing, coordination, and communication across residents, retail tenants, and multiple trades.

Exterior Waterproofing

URC managed a full waterproofing program across the property, including both residential and shared-use spaces.

This phase focused on protecting the building envelope and extending the lifespan of high-traffic outdoor areas exposed to coastal conditions.

Following waterproofing, URC led a comprehensive exterior painting effort across both the apartment building and the retail frontage.

  • Applied 20 different colors across balconies, elevations, and retail façades
  • Managed complex color sequencing and masking to maintain design intent
  • Coordinated work to minimize disruption to residents and retail operations


This scope transformed the property’s street presence while maintaining consistency across a highly detailed design specification.

Project Challenges

Complex Color Design
The exterior paint scope required 20 distinct colors, many of which alternated across balconies and elevations. This demanded precise sequencing, detailed masking, and constant quality control to ensure consistency and accuracy.


Occupied Property + Active Retail
All work was completed while residents remained in place and retail tenants stayed open for business, requiring careful scheduling and clear communication to avoid disruption.


Long-Duration Phasing
With waterproofing and painting spanning more than eight months, the project required disciplined scheduling, material planning, and trade coordination to keep progress steady and predictable.
